One person per household can claim the $2,000 head-of-family exemption from taxable value. Owners 65 and older or disabled with lower incomes can freeze their valuation. Veterans get an additional exemption. Apply with the county assessor.

First-time buyer programs

Housing New Mexico's FirstHome mortgage for first-time buyers can be paired with FirstDown, a fixed-rate second mortgage that covers the minimum down payment and eligible closing costs.

Transfer and recording taxes

New Mexico has no transfer tax. Within 30 days of recording a home sale, buyer and seller file a confidential sales affidavit with the assessor.

Closing costs to plan for

Buyer costs are title, escrow and lender fees. Expect the tax bill to rise after the sale, as described above.

When property tax bills are due

New Mexico property taxes are paid in two equal installments: the first by November 10 of the year the bill is mailed and the second by April 10 of the following year. The bill reflects the county's valuation, so a buyer's first bill after the cap resets can be noticeably higher than the seller's, and escrow should be sized from the purchase price, not from the seller's last bill.

Before you buy in New Mexico

The valuation freeze is the main protection for older owners. For tax year 2026 it applies to an owner-occupied single-family home if you are 65 or older or disabled and your prior-year modified gross household income was $44,200 or less. It freezes the assessed value, not the tax rate, and you apply to the county assessor within 30 days after the notice of valuation is mailed. Ask the seller for the most recent valuation notice so you can estimate how much the value will jump after the sale.
